A Guide to Protecting Airbnb Hosts from Extortion: How to Handle Bed Bug Complaint Traps?
Visit the Snowball Rentals website 👉🏻 snowballrentals.com
Anyone who hosts on Airbnb has probably heard of, or even personally experienced, something like this:
After staying a few nights, a guest suddenly sends a photo of red, swollen bumps on their feet on checkout day, says bed bugs bit them, and demands a full refund.
Airbnb immediately refunds all the accommodation charges without further discussion.
Were there bugs? No inspection. Were the photos genuine? No one checked.
But as the host, your home has been used, your loss is real, and you do not even get a chance to explain.
This “stay first, then demand money” tactic has become a way for some opportunists to exploit the system.

Airbnb’s environment is becoming less friendly to hosts
Put plainly, the current platform rules amount to: “If the guest says they are dissatisfied, the host pays.”
Many hosts have had similar experiences:
A guest enjoys their stay and may even send cheerful messages, then suddenly complains of bug bites on checkout day and demands a refund.
One blurry photo and a vague claim can put the platform on the guest’s side, leaving the host suspected of providing an unhygienic property.
We experienced this ourselves.
A guest stayed four nights, then suddenly said their feet had been bitten on the afternoon of checkout and sent several photos.
We supplied cleaning records and called to explain, but the platform still refunded the full amount without hesitation.
At the time, we could only accept the loss, angry and helpless.
Finding a way forward: let a third-party pest inspection report provide evidence
Later, we encountered a similar situation again.
This time, we had learned our lesson. We immediately contacted several pest-control companies to ask whether they could inspect the property and issue a formal report.
To our surprise, we did find a professional company.
They said they had conducted many bed bug inspections for short-term rentals and that more than 95% were false alarms with no bugs found.
Their service works like this: if the inspection finds no infestation, they can issue a formal report stating that no bed bugs were found. If bugs are found, extermination is quoted separately.
At last, we had found a lifeline.
Results in practice: 10 complaints, 0 refunds
Since then, we have established a standard procedure:
Whenever a guest complains about bed bugs, we immediately arrange for this company to inspect and issue a report. We then submit it to Airbnb, explaining that professionals have inspected the property and found no infestation.
The results have been striking.
Over the past two years, we have received 10 similar complaints. All were successfully rebutted with reports, and Airbnb did not issue a refund in any of them.
This shows that the platform is not necessarily unreasonable: you need professional, objective, credible evidence.
A host’s word that the property is clean is not enough. But the platform cannot ignore a signed and stamped report.
Advice for hosts: prepare in advance to avoid panic and losses
Today’s Airbnb environment is no longer the “trust economy” of a few years ago.
Some guests genuinely come to experience local life, but there are also “professional guests” seeking opportunities to exploit the system.
As hosts, we should prepare mechanisms for dealing with problems rather than blindly trust the platform’s fairness.
If you operate short-term rentals, I strongly recommend finding a reliable pest-control company that can issue written reports and saving its contact details now. When a similar complaint arises, stay calm, avoid arguing, arrange an inspection and submit the report.
This can protect income, establish a good appeal record and improve the security of your host account.

This Week’s Booking Results
Through long-standing relationships with insurers, assignment companies and technology companies, Snowball Rentals rents homes for medium- and long-term durations at short-term rates, then gives owners a rebate of 5% in management fees to maximize their income.
April is here, cherry blossoms are beginning to bloom, and Seattle’s short-term rental slow season is finally coming to an end!
Short-term rentals in peak season; mid-term rentals in low season.
Looking back at earlier large bookings, this strategy has achieved some results, allowing us to retain confidence even in a cold winter!
Although peak season has arrived, we still cannot let our guard down. Policies and broader conditions are full of changes and challenges. Making steady progress will remain the main theme going forward.
For the detached house in Bellevue below, Zillow shows an estimated long-term monthly rent of approximately $4057.
With the owner’s trust and support, we carefully furnished the home and immediately began short-term rental operations. Fortunately, because the home’s condition and location are both good, short- and mid-term bookings have continued to come in.
As shown in the booking screenshot below, a guest recently booked one floor (1F) of this house from July 19 to August 30, a total of 42 nights, at an average monthly
rent of $6458.
In summary, under Snowball Rentals’ management, this home’s monthly rental income rose from $4057 to $6458—described here as an increase of more than 1.5-fold, and that is for just one floor.
For homeowners, combining short- and mid-term rentals in this way can earn more in peak season and help them get through low season smoothly. Even if the low-season rental figures look less dramatic, they still outperform long-term rentals and give homeowners a strong sense of financial security.
More importantly, the owner does not have to worry about maintenance or cleaning. When something needs to be discussed with guests, we also help with communication and oversight.
Here, we again thank the owner for placing trust in the Snowball Rentals team!
After nearly two years of Airbnb’s downturn, we at Snowball Rentals hope to help owners make steady progress in low season, navigate the challenges safely and lay a better foundation for next year’s peak season.
Once again, heartfelt thanks to our homeowners for their trust and support. Whether the market is strong or weak, Snowball Rentals will stand with you and look for ways to increase your income!
Some homeowners will surely ask the hard question: was a large booking like this just a stroke of luck? What if the home does not rent? A long-term rental is more stable—even earning less is better than earning nothing!
Our answer is: the outcome depends on what we do.
Vacation-Rental Styling
Competition on Airbnb is becoming increasingly intense. The days of piecing together secondhand furniture, taking phone photos and earning easy money on Airbnb are over. Airbnb hosts have moved toward professional operations.
Careful design and furnishing before launch, followed by professional short-term rental operations, will be the only choice for a rental that continues to generate high income.
Here is another of Snowball Rentals’ core services: vacation-rental styling!
