After a Year of Dividing the Home into Separate Rentals, I Went Back to Renting It Whole…

Owners, have you heard this supposedly guaranteed formula for making money?

Rent out a four-bedroom detached house as a whole and earn US$2,500 a month. Rent each bedroom separately for US$1,000 and collect US$4,000 in total. After utilities, gas and other expenses, net income is still US$3,500—a full US$1,000 more than renting the whole home!

Sounds tempting, doesn’t it? Isn’t room-by-room renting 40% more profitable?

But is renting rooms separately always a better deal than renting the whole home?

Not so fast. Today, let us examine the reality behind this seemingly guaranteed room-rental model.

RENT

$2.500

=$1.000×4

The idea looks wonderful, but the reality…

On paper, renting rooms separately does seem better:

Whole-home rental: Monthly income of $2,500

Room rentals: $1,000 per room × 4 = $4,000. After expenses, $3,500 remains—a full $1,000 more, an increase of 40%!

But reality is not that simple. Let us examine four underlying concerns.

❌ First: The workload soars, but income does not double

With a whole-home rental, you deal with just one tenant. Communication, rent collection, cleaning and repairs all center on that one person.

Renting four rooms means dealing with four sets of tenants, multiplying the workload by 4!

And the income? It increases by only 40%. What does that mean? You do 400% more work for only 40% more money.

Put simply, more trouble for less money.

❌ Second: Vacancy is overlooked!

Take Seattle: In the busy summer rental season, all four rooms may be taken well in advance, with demand exceeding supply.

But demand drops sharply in the winter low season, when renting even half the rooms is a good result. The cost of vacancy then rises substantially.

Averaged across a full year, many owners discover that—

The actual income from renting separate rooms is nowhere near what they imagined, and may even be similar to renting the whole home.

❌ Third: The risk of disputes rises sharply

When several people live under one roof, incompatible habits, noise and conflicts over kitchen use are common.

More seriously, if sexual harassment, privacy violations or even a fight occurs, you must not only resolve the dispute as the owner, but may also be held responsible.

You might think, “Why not only accept female tenants?”

But the reality is that this immediately removes 50% of your potential customers. What if you cannot find tenants?

❌ Fourth: More damage, with responsibility harder to establish

If something goes wrong in a shared kitchen, dining room or living room, who is responsible for the damage?

With room rentals, there is often no clearly responsible person. Tenants blame one another, and the owner ultimately absorbs the loss.

Whole-home rentals are different: When a problem arises, responsibility is clear and the owner has a basis for pursuing it.

✅ Summary: Renting separate rooms does not necessarily mean earning more; risks and management costs are higher!

Owners, do you still think renting separate rooms is always a better deal?

This is not simply an income calculation. It requires serious consideration of time, risk management and quality of life.

This Week’s Booking Results

Through long-standing relationships with insurers, assignment companies and technology companies, Snowball Rentals rents homes for medium- and long-term durations at short-term rates, then gives owners a rebate of 5% in management fees to maximize their income.

As April arrives and cherry blossoms begin to bloom, Seattle’s short-term rental low season is finally coming to an end!

Short-term rentals in peak season; mid-term rentals in low season.

This is a new strategy we have consistently followed since the low season began last September, supporting owners through the downturn together.

Looking back at earlier large bookings, this strategy has achieved some results, allowing us to retain confidence even in a cold winter!

Although peak season is approaching, we cannot let our guard down. Policies and the wider environment are still full of uncertainty and challenges. Pursuing progress while maintaining stability will remain the priority.

The detached Seattle home below can be found on Redfin, where its estimated long-term monthly rent is about $2,943.

With the owner’s trust and support, we carefully furnished the home and immediately began short-term rental operations. Fortunately, because the home’s condition and location are both good, short- and mid-term bookings have continued to come in.

As shown in the booking screenshot below, a guest recently rented this home from June 7 to September 6, a total of 91 nights, at an average monthly rent of $10,312.

In summary, after Snowball Rentals began operating this property, its monthly rental income increased from $2,943 to $10,312, doubling.

For homeowners, combining short- and mid-term rentals in this way can earn more in peak season and help them get through low season smoothly. Even if the low-season rental figures look less dramatic, they still outperform long-term rentals and give homeowners a strong sense of financial security.

More importantly, the owner does not have to worry about maintenance or cleaning. When something needs to be discussed with guests, we also help with communication and oversight.

Here, we again thank the owner for placing trust in the Snowball Rentals team!

After nearly two years of Airbnb’s downturn, we at Snowball Rentals hope to help owners make steady progress in low season, navigate the challenges safely and lay a better foundation for next year’s peak season.

Once again, heartfelt thanks to our homeowners for their trust and support. Whether the market is strong or weak, Snowball Rentals will stand with you and look for ways to increase your income!

Some homeowners will surely ask the hard question: was a large booking like this just a stroke of luck? What if the home does not rent? A long-term rental is more stable—even earning less is better than earning nothing!

Our answer is: the outcome depends on what we do.

Vacation-Rental Styling

Competition on Airbnb is becoming increasingly intense. The days of piecing together secondhand furniture, taking phone photos and earning easy money on Airbnb are over. Airbnb hosts have moved toward professional operations.

Careful design and furnishing before launch, followed by professional short-term rental operations, will be the only choice for a rental that continues to generate high income.

Here is another of Snowball Rentals’ core services: vacation-rental styling!

After our careful furnishing, the detached home mentioned above looks like this:
