Seattle’s Seller’s Market Is Ending? Here’s How to Respond

Nearly 60% More Homes on the Seattle Market! Planning to Sell Next Year? Take These Steps This Year
Seattle's housing inventory has surged 58.5%. Consider a furnished mid-term rental of 30 nights ahead of time to coordinate flexibly with your sale plans.
After reading the latest September market report just released by NWMLS, as someone working in property management and short- and mid-term rental operations in Seattle, I believe these figures deserve a moment of thought from every homeowner planning to sell:
📊 Current market conditions: more inventory, slower absorption
▪ Active listings: There are 24,965 homes listed in the NWMLS region, nearly 58.5% more than two years ago (15,748 homes), and the highest level since September 2014.
▪ Buyer interest: Pending sales fell 15.1% year over year.
▪ Absorption period: Months of Inventory reached 4.44 months. In other words, if no new homes were listed, it would take 4.44 months to sell all the homes currently listed at the current pace of buyer absorption. This is also the highest level since February 2014.
Put simply: there are more homes on the market and buyers have more choices, but they are taking longer to act.
If you plan to list your home next year, should it sit empty during the gap between now and next spring? In the coming buyer's market, how can it stand out among so many listings?
💡 Our approach: turn the waiting period into a preparation period
If you do not need your home this year, we strongly suggest trying a furnished mid-term rental of 30 nights or longer. This can generate income while offering a valuable transition that helps prepare the home for a sale next year:
1️⃣ Stage ahead: furnishing for rental and sale at the same time
You do not have to wait until just before listing to spend heavily on temporary staging. The furniture, styling and quality of presentation you put in place now can meet quality tenants' expectations for a comfortable stay and later serve directly as staging when the home is listed. The professional property photography we arrange can also carry over to the subsequent sale listing.
2️⃣ Flexible timing: avoid tying your listing schedule to a year-long lease
When selling, you do not want to miss the best listing window, such as next spring's busy season. Long-term leases often run for a year, offering less flexibility. Our mid-term rental model supports transitioning to sale with 30 days' advance notice, while coordinating flexibly with existing bookings. If viewings take place during a rental stay, we can also coordinate with the tenant to arrange open houses and showings.
3️⃣ Detailed care: day-to-day maintenance for quality interiors
For homes with substantial renovation investment in particular, owners' greatest concern is damage to the property. Mid-term tenants are often business travelers, international assignees or executives relocating, with high standards and good living habits. Deep cleaning after checkout and regular inspections help ensure that floors, kitchens, bathrooms and furniture remain in top condition, ready to make the best possible impression on buyers.

This order covers all of September and the first half of October. For the owner, it brought substantial cash flow while keeping the home clean and lively.
If you also plan to sell next year, do not want your home sitting empty this year, and want to retain flexibility to sell, we can consider your property's condition, existing furnishings and expected listing date together to assess the transition plan best suited to you.

As someone working in property management on the Eastside, my only thought after reading the latest NWMLS September report was: the rules for selling a home have completely changed. Inventory has surged 58.5% and the absorption period has lengthened to 4.4 months, meaning the market is shifting rapidly toward buyers.
If you still rely on listing an unfurnished home next year, it could easily sit unsold. In fact, the period between now and next spring's listing can be used for a mid-term rental: retaining flexibility to sell while using the tenant's rent to put together excellent staging for the sale.
Data note: the original 58.5% figure compares with two years earlier, not year over year. The 24,965 active listings, 15.1% decline in pending sales and 4.44 months of inventory refer to the NWMLS service area, not Bellevue alone. NWMLS · September 2026
