Short-Term Rental Investment: A Legal Tax-Saving Tool? Save Six Figures in One Year!
Did you know?
There is a tax tool in short-term rental investment that, if you know how to use it, can save you six figures in US dollars in taxes each year.
The difference between knowing and not knowing could amount to hundreds of thousands.
That is why many high earners, particularly engineers with high salaries and stock proceeds, pay close attention to this strategy.
Today, we will discuss three powerful tools in short-term rental investment:
1️⃣ Cost Segregation 2️⃣ Bonus Depreciation 3️⃣ Material Participation
Note: before applying these strategies, be sure to consult a professional accountant about your individual circumstances.

🏠 An illustrative case
Suppose you buy a short-term rental property:
Property price: $1,000,000
Renovations: $100,000
Furniture: $50,000
See how these three tools can increase first-year depreciation from $42,600 to $232,000, and even offset your salary and stock income.
Part 1: Cost Segregation
What does cost segregation do?
In a sentence, it separates certain components—such as cabinets, lighting, carpets and landscaping—from the building that would otherwise depreciate over 27.5 years. Those components can then depreciate over 5–15 years, increasing annual deductions.
Continuing the example, the $1,000,000 property price comprises:
Land: $200,000 (not depreciable)
Building: $800,000 (depreciable)
Renovations: $100,000 (depreciable)
Furniture: $50,000 (depreciable)
👉 Total depreciable amount = $950,000
Depreciation under the traditional approach:
Building: $800,000 ÷ 27.5 years = $29,000/year. Renovations: $100,000 ÷ 27.5 years = $3,600/year. Furniture: $50,000 ÷ 5 years = $10,000/year. 👉 Total: approximately $42,600/year.
After cost segregation, the $800,000 building is divided into:
5-year assets (cabinets, appliances, carpets, etc.) → $150,000. 15-year assets (driveways, fencing, landscaping, etc.) → $100,000. 27.5-year assets (walls, roof, foundation) → $550,000.
Add:
Renovations: $100,000 (mostly 5-year assets)
Furniture: $50,000 (all 5-year assets)
👉 Total shorter-life assets: $400,000; longer-life assets: $550,000.
The new depreciation result:
5-year assets: $300,000 → $60,000/year. 15-year assets: $100,000 → $6,667/year. 27.5-year assets: $550,000 → $20,000/year.
👉 Total: approximately $86,667/year.
Cost segregation alone can offset nearly $44,000 more in tax in the first year!
Part 2: Bonus Depreciation
This is a policy established by Congress allowing a large portion of shorter-life assets to be depreciated immediately in the first year.
The key point: only assets classified as shorter-life assets qualify; longer-life assets do not.
That is why the cost segregation in Part 1 reclassifies many items originally subject to longer depreciation schedules as shorter-life assets.
Together, these two tools can have a substantial tax effect. The percentage eligible for immediate depreciation declines year by year:
2017–2022: 100%
2023: 80%
2024: 60%
2025: 40%
2026: 20%
2027: 0%
In our example:
Shorter-life assets: $400,000 × 40% = $160,000 (depreciated immediately in the first year).
The remaining amounts continue to depreciate over their original schedules:
Remaining 5-year assets: $240,000 → $48,000/year. Remaining 15-year assets: $60,000 → $4,000/year. 27.5-year assets: $550,000 → $20,000/year.
👉 Total first-year depreciation = $160,000 + $72,000 = $232,000.
The depreciation deduction increases more than fivefold!
Part 3: Material Participation
The depreciation amount looks impressive, but whether it can actually reduce taxes depends on a key question: are these depreciation losses associated with passive or active income?
Midterm and long-term rentals = passive income
Rental income is treated as passive income.
Even if you manage the property yourself, the IRS still treats it as passive.
Depreciation losses can therefore offset only passive rental income, not salary or stock income.
Short-term rentals = an opportunity for active income
If the average rental period is ≤ 7 days, the IRS does not automatically classify it as passive income.
The short-term rental can then be treated as a business.
If you meet the material participation requirements, depreciation losses can count as active losses and offset salary and stock gains.
How to meet the material participation requirements:
1️⃣ Spend more than 500 hours per year (suited to full-time self-management).
2️⃣ Or spend more than 100 hours per year, and more than anyone else, including the management company.
Many people spend enough time in the first year purchasing, renovating, furnishing and styling a home to meet the requirements easily. From the second year onward, even if a management company takes over, they have already received the main tax benefits up front.
Why do active losses matter?
Once depreciation losses are classified as active, they can directly offset:
Your W-2 salary;
Proceeds from selling stocks.
Thus, the $232,000 depreciation loss in this example can directly offset your salary that year—for example, an annual salary of $200,000—or stock gains, substantially lowering taxable income.
Conclusion
1️⃣ Cost Segregation → Reclassify the building, renovations and furniture; shorter-life assets increase from $150,000 to $400,000, and annual depreciation rises from $42,600 to $86,667.
2️⃣ Bonus Depreciation → In 2025, 40% can be deducted immediately, bringing first-year depreciation to $232,000.
3️⃣ Material Participation → Turn short-term rental depreciation losses from passive to active, enabling them to offset salary and stock gains.
Together, these three tools form a powerful, legal tax-saving combination for short-term rental investment. Understanding them could make a difference of six figures in taxes every year! 💸

November is here, the weather is cooling, and Seattle’s short-term rental slow season is approaching. Are you ready?
Short-term rentals in peak season; mid-term rentals in low season.
Looking back at earlier large bookings, this strategy has achieved some results, allowing us to retain confidence even in a cold winter!
Although peak season has arrived, we still cannot let our guard down. Policies and broader conditions are full of changes and challenges. Making steady progress will remain the main theme going forward.
For the detached house in Shoreline below, Redfin shows an estimated long-term monthly rent of approximately $3852.
With the owner’s trust and support, we carefully furnished the home and immediately began short-term rental operations. Fortunately, because the home’s condition and location are both good, short- and mid-term bookings have continued to come in.
As shown in the booking screenshot below, a well-known Chinese supermarket recently rented this house for its employees:
November 1 to November 23, a total of 22 nights, equivalent to an average monthly rent of $8064.

In summary, under Snowball Rentals’ management, this home’s monthly rental income rose from $3852 to $8064, an increase of more than 100%.
More importantly, this 22-night booking from November 1 to November 23 covers nearly a month of the short-term rental slow season (September through March of the following year). We expect even better performance when peak season arrives!
For homeowners, combining short- and mid-term rentals in this way can earn more in peak season and help them get through low season smoothly. Even if the low-season rental figures look less dramatic, they still outperform long-term rentals and give homeowners a strong sense of financial security.
More importantly, the owner does not have to worry about maintenance or cleaning. When something needs to be discussed with guests, we also help with communication and oversight.
Here, we again thank the owner for placing trust in the Snowball Rentals team!
After nearly two years of Airbnb’s downturn, we at Snowball Rentals hope to help owners make steady progress in low season, navigate the challenges safely and lay a better foundation for next year’s peak season.
Once again, heartfelt thanks to our homeowners for their trust and support. Whether the market is strong or weak, Snowball Rentals will stand with you and look for ways to increase your income!
Some homeowners will surely ask the hard question: was a large booking like this just a stroke of luck? What if the home does not rent? A long-term rental is more stable—even earning less is better than earning nothing!
Our answer is: the outcome depends on what we do.
